Grant McPhail
Grant McPhail, Managing Partner of Urban Village Capital, has over 40 plus years of experience, primarily in real estate development, that encompassed activity in Canada, United States, Micronesia and New Zealand. Mr. McPhail has a proven expertise in project management, marketing, sales, finance and development. Over the years, Mr. McPhail has developed, marketed and/or constructed over $600 million in real estate projects.
In the late 1960’s, as Vice President of an investment company in Alberta, Canada, Mr. McPhail was part of a team that pioneered the use of limited partnerships as real estate investment vehicles in Canada.
In the 1970’s, Mr. McPhail and a partner formed Liberty Investments, a development company specializing in multifamily and land development, primarily in Western Canada. Projects included condominium conversions in Edmonton, construction of multifamily rental and condominiums in both Edmonton and Calgary and development of residential and industrial subdivisions throughout the province and Washington State. Liberty Investments was involved in over $200 million of projects in Alberta, British Columbia, Washington and Arizona between 1974 and 1982.
In the 1992, Mr. McPhail contracted full time with Samoth Capital Corporation, a Canadian public company listed on the Toronto Stock Exchange with its Head Office in Vancouver BC Canada. The company’s primary business was bridge lending to real estate developers in the USA.
Mr. McPhail’s role was a trouble shooter for the company’s problem projects and included financial restructuring, construction completion, entitlement completion and sales of various projects including housing developments in San Antonio, Texas; a failed syndicated portfolio of several hundred multifamily units in San Diego, California, which he converted several of the projects to condominiums and sold others as rental properties; and restructuring a portfolio of eight hotels in Orlando, Florida and San Antonio, Texas, which were severely financially impacted after 9/11.
In 1998, Mr. McPhail formed Wellington USA LLC and has been engaged in selective condominium conversions and land development with private investors in California and Mississippi and Alabama.
